Foreclosure Rate has Dropped in Over 650 Counties, or 1/5 of the Nation since 2006!

A recent article in USA Today, published on March 6th, 2009 revealed that over half of the United State's Foreclosures last year took place in just 35 counties Nation-wide.  In addition, just 8 counties, located in Arizona, California, Flordia, and Nevada, accounted for about 1/4 of the Nations Foreclosures.

Across the United States, many areas have not been heavily affected by foreclosures.  In fact, more than 650 US counties (which makes up about 1/5 of the Nation) have actually seen DECREASES in the amount of foreclosure actions since 2006.

Spring has Arrived and it is Cycling Time in Knoxville, TN

East, TN is well known for it's beautiful scenery and rolling hills.  There is no better way to explore the beauty of the Knoxville, TN area then on a bike.  As spring rolled in the area cyclist have rolled out and are out in force.  As a road and mountain biker myself the spring season has been highly anticipated- however, I have found that the spring has also brought in an increase business and real estate activity leaving me little time to devote to one of my favorite past times.homes for sale knoxville

I Am Proud to Say That Our Future Looks Greener, Thanks To Our Little Earth Stewarts!

 As one of only 5 Eco-Brokers in Knoxville, TN I am a big supporter of Green Living and being environmentally conscious.  I am also a Daisy Girl Scout Troop Leader for my two Daughter's Troop.  This past Monday our Troop was earning their Orange Daisy Pedal (the Daisy equivalent for a badge) based on the theme "be responsible for what I say and do".  To get this point across we talked about caring for our environment and completed a service unit project at Blue Grass Elementary where we did a campus clean-up.

Prior to starting the school clean up I questioned the girls (ranging from 5-7 years old) about why we need to help conserve the Earth and these were some of the answers/statements I got:

  • "The Polar Bears are in a war and they are losing because people are not keeping things clean and recycling.  If Grandmom would only recycle the polar bears could stay alive"
  • "Recycling is so important to keep our world clean because if not it gets too dirty everyone should recycle.
  • "Factories have too much dirty smoke that will make it hard for people to breathe and can make people sick"
  • "Animals will eat our trash and it will get stuck in their throats and choke them to death"

The girls loved the trash clean up and because our meetings only last 1 ½ hours I had to stop the clean up because it was time to go home.  Several of the girls were very upset because they could still see trash.  One little girl commented " But Miss Christine how can we stop, there is still so much trash out there, how will we ever get it all picked up".  This comment actually touched me so much that I got a little choked up.  I explained that it is up to them to spread to word to their friends not to litter and to do their part to keep our Earth beautiful.

A Birthday Wish From a Upcoming 5 Year Old

Knoxville real estateTomorrow is my youngest daughter's, Hannah's 5th Birthday. When I asked her what she wanted for her birthday she responded with 2 requests:

1. A package of pink Peep Marshmallow Bunny Rabbits.

2. For Mommy to stay off the phone all day.

This made me stop in my tracks and think about how often they do see me on the phone. As a single Mom, keeping a consistent income in real estate is not always the easiest thing to do. Work schedules are often irregular and important calls do sometimes come at inopportune times. However, tomorrow, March 12th from 3:30--> I will have my cell phone away as I devote my full attention to my two most important clients :)

I am proud of my daughter and thank her for reminding me that sometimes the most important things in life are things that you can not buy, or in the case of marshmallow peeps, things that you can buy for under $2.00.

First Time Home Buyers! Confused about the Housing Tax Credits? Let me Shed Light on the Subject

Thanks to Congress and the Housing Stimulus Act there is no better time for First Time Home Buyers to purchase a home.  The package and incentives are so sweet that it is leaving many non-1st time home buyers with the sour taste of jealousy in their mouths.

First let's start by explaining what a 1st time home buyer is in terms of the Housing Tax Credits.  A First Time Home Buyer is some one who has A) Never purchased a home or B) One who has not owned a home in the past 3 years.

What can this do for you Baby? 
Quite simply put (and to steal a quote from a famous movie), it can Show You the Money!  If  First Time Home Buyer purchases a home between January 1, 2009 and November 30, 2009 (closes on this date, being under contract is not enough, so don't wait till the last minute or you will miss the boat) they will receive an $8000 tax credit!  Unlike the previous $7500 Tax Credit of 2008, this $8000 is NOT a loan and it DOES NOT have to be paid back.  You can KEEP the money as long as you live in the home for 3 years.  Not too shabby!  Talk to your tax professional for additional information or follow this link http://www.irs.gov/newsroom/article/0,,id=204672,00.html.

Save Green and Get Green By Going Green!

The Importance of Being Pre-Approved Before you Start to Look at Homes

Wow, what an amazing time to buy!  Inventory is high and interest rates are at an all time historic, low (the best in over 37 years!), and mortgage companies are ready, able, and willing to make new loans.  So what are you waiting for?  There is no better time than the present. 

 

Sure you could wait…but think long and hard about what are you waiting for and what you could be risking.  Perhaps interest rates will go up again click on my mortgage calculator and see just how much difference just a 1/2 % interest rate can make.

 

OK, so you are ready to look, so now what?  Go out and start looking at homes?  As a softball player, I know that you can not go home without first passing 1st, 2nd, and then 3rd base.  The same rules apply for purchasing a home.

 

First base- the 1st step in the home buying process should be contacting a qualified mortgage professional and get pre-approved.  This process will let you know what price range you can afford, preventing you from wasting valuable times looking at the wrong type of home.  Being a pre-approved Buyer also will allow you to be taken seriously by Sellers.  In this market, many Sellers will not be willing to negotiate with non approved Buyers and will see you as a time waster.  Some Seller will not even allow you to view their property if you don’t have a pre-approval in hand.  In the case of bank foreclosures, they will not even acknowledge you, let alone take you seriously without proof of financing.  If you need recommendation for mortgage professional then contact me at Christine@HomesForSaleKnoxville.com.
