    Important Safety Tips For When Selling Your Home For Sale By Owner


    Every year, licensed real estate agents are attacked and sometimes killed while performing their routine duties of showing properties to people they do not know.  Realtors® are trained to prevent dangerous situations and while this may all sound a bit extreme, "it is better to be safe than sorry".  Incidents CAN and DO happen when you invite strangers into your home.  Please always remember, nothing is more important than your health and safety, a house is just a material possession.

    When selling your house FSBO it is easy to get so caught up in the process and thinking about the commission money you are going to save, that safety issues are overlooked, potentially putting you and your family's safety at stake.  If you choose to sell your house FSBO please read over these important safety tips to keep you and your family safe.

    1. Screen potential buyers- it is not at all unreasonable to ask a potential buyer background information before granting them a showing.
      1. Ask about financial ability (you can even require a pre-qualification or pre-approval letter from a bank or lender), get full name, place of employment, references, contact information.  If the person is serious about buying they should be able to willingly supply these answers.
    2. Never conduct a showing alone if you can help it.  If it can not be avoided inform a friend or neighbor that you are showing your house and have them check up on you.
    3. Inform the potential buyer that you are expecting someone after the the showing, be it a neighbor, friend, relative, or another home showing.  This will help deter them from a potential crime.
    4. When showing your house always let them lead, this prevents you getting trapped in a room or shoved down a flight of stairs.
    5. Keep your keys and cell phone on you at all times.  You may even want to pre-program 911 on your cell phone in case of an emergency.
    6. Make sure all of your exits are clear and that you have an escape route planned if needed.
    7. Prior to showing and open houses pack up all valuables, prescription medications, purses, wallets, money, and any other tempting items.
    8. If you gut tells you that you are in an unsafe situation, go with your gut, it is much better to be safe than sorry!
